PropShare Celestia is the third investment scheme of Property Share Investment Trust, established as India’s first registered small and medium real estate investment trust (REIT) under SEBI regulations. Launched on December 12, 2025, it underscores the REIT's expansion into premium commercial real estate investments. The scheme focuses on a strategic commercial property, Stratum @ Venus Grounds, located in Nehru Nagar, Ahmedabad. PropShare Celestia uniquely caters to a diversified occupier base of 10 tenants facilitated by its lessees. The tenants include prominent names like three Fortune Global 500 companies (in consulting, technology, and chemicals), a Fortune 500 FMCG firm, Tech Mahindra, a US-based professional services firm, and other notable players in banking, e-commerce, and data analytics. This tenant profile highlights the project's appeal and diverse income streams, reducing dependency on any single industry.
The property is an IGBC Platinum-certified Grade A+ asset and includes sustainable features like solar panels, rainwater harvesting, and EV charging points. Additional highlights include a triple-height lobby, destination-controlled elevators, and five levels of basement parking.
