Pranav Constructions Limited (formerly Pranav Constructions Private Limited) was incorporated on July 31, 2003 and converted into a public limited company on July 29, 2024, when it adopted its current name following issuance of a fresh certificate of incorporation by the Registrar of Companies, Central Processing Centre.
The company is a real estate developer primarily focused on redevelopment of cooperative housing societies. It is described as a leading real estate company in Mumbai’s Western Suburbs based on supply of units and the number of completed and under-construction MCGM redevelopment projects in the region. Redevelopment operations began in 2012 under the promoters, Pranav Kiran Ashar and Ravi Ramalingam.
Its project rollout includes early redevelopment projects such as “Plot 229” in Goregaon (30 units; developable area 16,548 sq. ft.) and “Ashutosh CHSL” in Borivali West (20 units; 18,962 sq. ft.) launched in 2015. In 2017, it entered the Malad micro market with three projects—Deep (Sunder Lane) CHSL, Rajendra Apartment CHSL, and The Malad Rajhans CHSL—together comprising 112 units and 103,437 sq. ft. It launched a mid-size project, Pravesh Co-operative Housing Society Limited, in Borivali in 2020 (114 units; 149,830 sq. ft.), followed by 10 redevelopment projects in 2022 (523 units; total developable area 555,467 sq. ft.) and Pearl Palace in Santacruz in 2022–23 (82,064 sq. ft.).
The company plans to raise funds via an IPO, comprising a fresh issue aggregating to Rs 392 crore and an offer for sale of 2,856,869 equity shares.
