The Trust has nearly three decades of experience in commercial real estate, spearheaded by its Sponsor, a pioneer in Bengaluru's real estate development. Since inception in 1999, Bagmane Group has developed over 27.7 million square feet (msf) of commercial real estate across seven projects, constituting around 12.3% of Bengaluru's Grade A office stock as of June 30, 2025. With an additional 7.1 msf under development, the Trust maintains a strong pipeline in key Indian cities, including Bengaluru, Delhi, and Chennai.
Bagmane Prime Office REIT has shown significant growth by advancing from initial developments of 0.3 msf in 2002 to a developed portfolio of 27.7 msf by June 2025. The Trust has also demonstrated agility by converting existing spaces from special economic zones (SEZ) to non-SEZ spaces to cater to tenant demands, as seen with the Opal Building and the Amber Building in Bagmane World Technology Centre.
To further fuel its growth and expansion, Bagmane Prime Office REIT has filed a draft offer document with SEBI to raise Rs 4000 crore through an Initial Public Offering (IPO). This capital raise includes a fresh issue of Rs 3000 crore and an offer for sale of Rs 1000 crore units, which would position the Trust for continued leadership in India's burgeoning commercial real estate sector.
